In Rockland, initial plans for a 40-home development were presented to the Zoning Board of Appeals.
The ZBA heard conceptual plans for the Concord Meadows development, which includes 40 single-family homes off 365 Concord Street. The total property is 21.3 acres, with four acres of wetlands.
Daniel and Christine DelPrete are the owners of the property. Conrock Construction LLC is the applicant for the project.
“We’re proposing a planned-unit development with 40 single family homes,” said Walter Sullivan, who is representing the applicant. “Each lot will contain at least 10,890 square feet of upland. The homes will be between 2,000 square feet and 2,500 square feet. There are two dead end streets, and there is an existing single-family home on the premises that will remain.”
The applicants are seeking variances for plot and lot size, boundary line and street setbacks, and land use density.
They’re seeking a variance from the town bylaw that no more than 10,890 square feet of the land be subject to the Rivers Protection Act. French’s Stream runs through the rear of the property.
Each of the homes would be three bedrooms.
“We feel as though our houses that we build are fairly moderate homes, and that the marketplace would be perfectly acceptable,” said Matthew Dacey, a Manager for Conrock. “The price range would be something that would be a real benefit for the town of Rockland.”
While the plans are conceptional, ZBA chairman Rob Rosa says they need more information such as lot and frontage dimensions. He said there were no conceptual house locations on the plan.
The applicants said those would be added to the plans, the hearing was continued to September 22nd.
