Construction is expected to start at in January for a 282-unit apartment building at the Kingston Collection.
The Kingston Selectmen got an update on construction plans from Mark Baranski, the Project Manager for Trammell Crow.
He says the four-story building will include a mix of studio, one, two, and three bedroom units. Ten percent of the units will be affordable.
The former Sears building at the collection will be torn down for the project.
“I want to be careful about the breaking ground part, because that’s going to be driven by a couple of factors,” said Baranski. “One is the weather, demolition of the Sears building, three is obviously the closing. If everything goes the way it looks like it should go, I think we’ll be doing the demolition the week of January 1st of next year. While we’re doing the demolition, we’d like to be doing site work if we can parallel track both those efforts.”
He says projects in Wrentham and Billerica are similar, they go from foundation to having units available for rental in 12 to 15 months.
“In our experience in Eastern Mass, leasing – it’s seasonal and it tends to cyclical. Weather matters, the time of the year matters,” said Baranski. “We would expect that from when we have first units online, it should take 15 to 18 months to fully lease the building. We’ve done much better than that, but I want to be conservative in our assumptions.”
The project will also include indoor and outdoor amenities, along with a clubhouse.
