In Plymouth, developer Rick Vayo of MEGRYCO, Inc., wants to clarify to the public and the Planning Board what his proposal is for the development of the property at 46 Sandwich Road.
The almost 25 acres of land was previously used as a training center by Entergy, and is now under an exclusive purchase and sale agreement between Holtec, the current owners, and Vayo, with a likely closing date in October.

Rick Vayo says he spoke at the Planning Board meeting on the 10th to show the Board two options.
“…one was a by-right subdivision, and one was an over 55. Our main intention is to do the over 55 for one specific reason, and that’s because it has 65% open space,” said Vayo. “We were showing them the other by-right subdivision option simply to show them these are really the two only feasible plans that we would come forward with for this property, and we’re looking for feedback.”
Vayo says there is a misconception about whether his company was proposing a 40-B on that property:
“And the fact is we’re not, We don’t have any plans for a 40-B. We did not draft any plans for a 40-B, nor did we propose a 40-B that evening. 40-B came up because the Chairwoman of the Planning Board suggested that we were challenging her by showing them two plans.”
Vayo’s response to that was:
“We could have come in here with a 40-B and we didn’t,” said Vayo. “So just to be clear, our Holtec plan by desire is to do a 48-unit, over 55, highly detailed, very architecturally correct for Chiltonville, with 65% open space, natural land, and not do any other proposal. “That’s what we’ll be working toward and coming back to the Planning Board with.”
