In Plymouth, the use of the almost 25 acres of land at 46 Sandwich Road—a subject of discussion at the Planning Board meeting on the 10th—is the property, formerly used as an Entergy training center, and recently purchased from Holtec by Rick Vayo of MEGRYCO, Inc.
The property is zoned for residential use and by-right about 20 homes can be built on the site.
Vayo spoke to the Board about other proposals. WATD’s Bobbi Clark files this report:
Rick Vayo gave the Board a quick overview:
“Holtec had approached us to purchase this piece of property. We began developing plans for the property. Immediately following that, the Town had approached us with the idea of purchasing the property,” said Vayo. “We agreed to allow them to explore that. That was rejected by almost a two-thirds vote by Town Meeting.”
Vayo discussed developing the property as a by-right subdivision, in which there would be no open space.
But Vayo also proposed a 48-unit, age-restricted development.
“It is 48 units, 24 duplexes, over 55,” said Vayo. “The main thing I want to point out here is that we have 65% open space.”
Vayo told the Board that in addition to these two plans there is another possibility:
“And then there’s also a 40-B that could easily go in this, could easily put many, many units of affordable housing on this property, and it would be approved almost instantaneously by the state because it’s so needed—perfect spot for it.”
Planning Board Chair Birgitta Kuehn:
“In showing us what you could do by right, and then showing us another alternative, I really don’t want to feel that you’ve thrown down a challenge to the Planning Board, said Kuehn. “I’d like to be free of that perception of a challenge to the Planning Board, in that respect.”
The Planning Board meets next on August 24.
