More than 175 towns are subject to new state zoning that would allow for dense multi-family projects in “MBTA Communities.”
Attorney General Andrea Campbell said in an official advisory that those zoning rules are mandatory, and that the state or outside advocacy groups may sue non-compliant towns.
The zoning requires a minimum density of 15 units per acre, no more than a half-mile of a commuter rail station.
Communities without bus or train service are designated as “adjacent communities,” but would still need to create zoning.
