In Plymouth, at one point there was a great deal of speculation about the location of a race track at the County woodlot—a one hundred acre site off of Long Pond Road owned by the County. In May of 2022 the County Commissioners released a request for proposal, or RFP, looking to develop the property with an emphasis on entertainment purposes. The County received one response to their RFP, and that was from Boston South Development—but Commission Chair Jared Valanzola says a race track is and has been off the table.

County Commission Chairman Jared Valanzola says of Boston South Development:
“They’ve been doing a lot of their due diligence. There was the conversation about a horse track that is long gone—that is off the table. So there will be no horse racing.”
However, it’s not a sale:
“It’s not a sale-and the woodlot is not for sale. The woodlot is still under the ownership of the County. The County released the land to Boston South Development so they are renting that land from us and in consideration of that they have to pay us rent.”
And, Valanzola says ….
“We struck a deal of four hundred and fifty thousand dollars in rent spread out in specific payments over a three year period. We did extend their due diligence phase by one year and allowed them to take one of those payments to the fiscal year 2026, which we are now in –and we have received that final rent payment.”
So what are the terms of the lease with Boston South?
“The lease began in 2022 and the due diligence phase expires June 30th 2026. Now there is an option in the agreement that allows them to develop in which case a further lease arrangement is in effect.But should there be no development to come to fruition then the lease would expire in June of 2026.”
